Areas within the Municipality of Anchorage are divided into tax districts.  Within each tax district, municipal planners establish how much money is needed to fulfill the services within that area.  With that in mind, they establish a "mill rate" for that area.  At the same time, the tax assessor sets an "assessed value" on each property in the municipality.

For example, within the City of Anchorage, the mill rate is 14.56 for 2007.  So, if the assessed value of a property is $200,000, the calculation is $200,000/1,000 = $200.  $200 x 14.56 = $2,912 in yearly property taxes.  Those taxes are generally paid on 6/15 and 8/15 every year.
